    Hi there~ When working in a condo, the first thing you will need to check is the condo rules around construction. In my experience they have very specific standards for getting a project approved and then inspected after construction. Some will ask for a deposit that they will hold until the project is complete. That being said, I would at minimum engage a structrual engineer or architect before moving any walls. If the condo association doesn’t know where plumbing and electrical run through walls, be prepared for a suprise with those items as well (as in have a plan for how to address if you discover plumbing or electrical are running through the wall you would like to remove)

    Hi Jane! I use Advanced in my buiness because there were some reports I couldn’t access in the lower levels. Honestly go check out the features and do a 30 day trial of the Advanced, once you start paying you can back down to the plus and see if you miss any of the features.     Hi~ They are uploading the slides to the “resources” link except for week 1. Week 1 slides are under that week’s video.
    Typically I do a Thursday morning run-through and subsequent edit of slide… as well as edit the slide deck again after class to push un-used slides to the next week. The team is usually pretty quick to get slides up after class!

    Forwarding this to the LuAnne team to let them know we are still missing the slide upload. We can chat about pricing a little at the beginning or end of next class. National averages in the US right now for design for construction are between 1 and 14 dollars per sf. Before putting a price into the world, I would be really really dialed into what you are offering (how many job site visits, elevations, selections, revisions, etc) and price appropriately. I can meet clients at a wide range of price points within the national average spectrum.

    The key to making jobs profitable at various price points is being really clear on what services are included at what price point. I still get out a pen and paper and make a list of each task I’m going to include on a project and assign an allowed amount of time per task. Multiply the time out by rate per hour and double check that amount with the price per square ft. My contract includes this list that I have budgeted time for and when clients ask for extra visits, revisions, or services this makes it super easy to just refer back to my contract and let them know I am more than happy to add on to the service they have purchased but it will be x amount extra.
