I’d be happy to chat with you about this if you want to set up a call sometime soon. Flips are a different beast especially because the goal is to make the most money that you can when the project is said and done. I was lucky to have my hard money lender to guide me along the way and he had a large network of contractors and trades who would help, but they were somewhat beholden to him because they knew he would keep feeding them work. I started out doing my own flips, but I had a hard money lender involved. I think it depends on if the loan for the flip is being held directly by the homeowner, or maybe it’s possibly an all cash purchase. If it’s hard money, the lender is likely going to dictate the budget, but may give some wiggle room. The contractor would still buy a majority of the materials.
