Thank you for your response Rachel! At this point, the flip purchase will be with cash. Yes, it makes sense the contractor would purchase most of the materials and depending on the job, I may do the purchasing for the finish products, like lighting, tile, etc.
Are there recommendations for:
1. Finding a contractor to work with for these types of projects?
2. Getting labor pricing from contractors since flips don’t generally follow the same processes as a new build or remodel?
3. Would it be prudent to take my spec book to several builders to see which ones would be a good fit for me to work with for flips? Going through the interview process Jenni discussed for new builds and remodels?
Most contractors are slammed and I want to find ways to differentiate myself so they will take the time to visit a property before I purchase to make sure I’m not totally overlooking something that would ruin the ability to make a profit.
