    I live and work in southern California and recently got hired for my first full home remodel. Before my initial meeting with the client I spoke with a contractor friend who said he would not give a price without a design/plan. We talked about creating the full design, getting bids and then value adjusting from there. The client seems happy with this approach so initially I’ll be presenting them with 2 design concepts, one with full demo/moving walls, plumbing, etc. and one that is more conservation, along with representative pricing for furnishes and decor (good exercise for me anyway) and will present Mid – High budget range. Once we get contractor estimates the client can decide where they want to invest. Then I will finalized the plan, make FF&E selections and put together the spec book. I am charging for the design up front and since it’s a vacation home they need everything. So I feel comfortable that I will get paid regardless of how much construction they do. (flat fee for design, mark up for furniture and hourly for project management).

    This is a great starting point, thank you. Our area is definitely on the higher end of the average for everything so I’ll factor that in but this gives me a good framework. I assume this is only for design services and does not include mark up on furniture and other items?
